Singapore River Valley mixed-use property sells for $38M

A freehold mixed-use property in River Valley, combining serviced apartments and commercial space, is now on the market for $38 million through CBRE. The sale, with an Expression of Interest (EOI) process closing on October 28, 2026, includes two adjacent properties at 22 and 23 Mohamad Sultan Road, both currently operated by the co-living provider Cove. The listing represents one of the few opportunities to acquire such an asset in Singapore’s prime River Valley precinct.

What’s next for the buyers

The EOI process for 22 and 23 Mohamad Sultan Road remains open until October 28, 2026. Potential buyers will need to assess not only the financial metrics, such as rental yields and capital appreciation potential, but also operational considerations, including Cove’s management track record and the commercial leasing stability of the front building.
