Phuket’s Layan Verde: $637M Integrated Development Launches

VillaCarte Group has launched Layan Verde, a US$637 million integrated residential and hospitality development in Bang Tao, Phuket. The 7.5-hectare project on the island’s west coast will feature 774 sea-view apartments and two five-star hotels managed by Dusit International, with completion expected in phases starting 2026.

Situated minutes from Layan Beach, the development includes over 65 amenities spanning retail, dining, wellness, and social spaces. Premium offerings feature Michelin-starred restaurants, while residents will have access to remote working facilities including conference rooms, private offices, a podcast studio, and a 24/7 co-working space.

Market Trends Driving Development

Phuket’s luxury residential market is maturing as buyers increasingly prefer larger, more functional homes. International buyers account for 67% of home purchasing activity in 2026, with Thai buyers comprising the remainder, according to recent data.

CBRE Thailand reports luxury residential sales in Phuket grew over 45% year-over-year in the first half of 2026. This surge reflects changing buyer preferences toward long-term living spaces rather than traditional holiday homes, supported by widespread acceptance of remote working arrangements.

The Asia Pacific region now accounts for 24% of completed branded residence projects globally, positioning it as a key hub for such developments. Phuket alone contributes approximately one-fifth of new branded residence supply in Southeast Asia.

Project Specifications and Offerings

The development spans 200,000 square meters of built-up area, with entry prices starting from US$234,386 for premium apartments. Luxury units begin at US$662,504, while penthouses launch from US$4.01 million.

Pricing translates to roughly $773 per square foot for premium apartments, S$772 per square foot for luxury units, and approximately S$901 per square foot for penthouses. The 36 square meter premium apartment represents the most accessible entry point into the development.

VillaCarte claims professionally managed residences could achieve rental yields of 8%, with a 30-day summer stay allowance. After deducting operating expenses, the management company transfers 60% of net profit to owners. This rental scheme applies to select residential components under Dusit Collection management.

The project targets EDGE certification for sustainability, aiming for up to 38.32% lower energy use, 30.03% lower water consumption, and 34.35% lower embodied carbon compared to conventional developments. These environmental goals build upon VillaCarte’s previous success with Layan Green Park, its first residential project to receive EDGE certification.

Founded in 2012, VillaCarte Group has developed over 3,229,173 square feet of property and hospitality projects with a combined gross development value nearing US$940 million. Layan Verde represents the group’s largest undertaking to date, incorporating lessons learned from earlier Phuket projects.

The development’s landscaping includes over 177,605 square feet of greenery featuring more than 300 plant species across 10 water features including waterfalls, pools, streams, and ponds.

Sustainability and Certification Goals

Environmental sustainability drives Layan Verde’s core development strategy. The project targets EDGE certification, building on VillaCarte’s previous success with Layan Green Park. This represents the group’s commitment to reducing environmental impact through innovative design and construction practices.
