Thomson Reserve Plans 1,268-Unit Condo Development in District 20

The upcoming Thomson Reserve development, a 1,268-unit condominium project, is shaping up as the most anticipated new launch for the latter half of 2026. Located on Bright Hill Drive in District 20, the project represents the largest residential redevelopment in the city state this year, transforming the former Thomson View into a modern mega-project. The redevelopment site was acquired by UOL Group, Singapore Land, and CapitaLand Development for $810 million, including land betterment charges and lease top-up costs.

Unit Mix and Developer Strategy

The 99-year leasehold condo will feature six residential blocks, with two 30-storey towers and four 21-storey buildings. Unit sizes range from 592 to 1,808 square feet, offering two- to five-bedroom configurations. A closer look at the unit mix reveals a strategic focus on two-bedroom units. Over 56.5% of the 1,268 units fall into this category, including variations like the Two-Bedroom Premium and Two-Bedroom Premium + Study layouts. This distribution suggests the developer aims to cater to a broad range of price-sensitive buyers, particularly first-time investors and young professionals.

Only 13.7% of units are four-bedroom configurations, with just 28 units designated as five-bedroom suites. Agents familiar with the project note the unusually high proportion of two-bedroom units. “The project could have more in the way of three-bedders,” said Norman Koh, an associate district director at PropNex Realty, who is part of the Stacked Consultancy Team. Rachel Xu, also with PropNex, highlighted that 416 units share the same 678 square foot Two-Bedroom Premium layout, raising concerns about market saturation if demand for this type wanes post-completion.

Location Advantages and School Proximity

Thomson Reserve’s location is a key selling point. For families, the school’s consistent high ranking adds long-term value, even beyond the immediate need for enrollment. The proximity to Thomson Plaza, a historic retail hub, further strengthens the area’s appeal. The mall offers essential amenities like FairPrice Finest, Daiso, and various dining and enrichment centers.

The site allows for extensive facilities. The agents tell us that the expected facilities include two 50 metre lap pools, multiple function rooms, a sizeable main gym, and dedicated spaces for children, wellness and recreation. We’ll be able to confirm these details once the project is closer to its public preview. Compared to nearby resale projects like Thomson Impressions (288 units) and Thomson Grand (361 units), Thomson Reserve’s scale and planned amenities set it apart.

Land Price and Market Positioning

However, agents caution that a lower land cost does not guarantee lower launch prices. “You still need to see where it sits against Jadescape and the next new-launch benchmark,” Xu said.

The development’s success may hinge on balancing unit mix and investor sentiment. While the abundance of two-bedroom units could appeal to renters, it risks oversupply in a market cautious about new launches. The project’s ability to attract owner-occupiers and investors will depend on launch pricing, unit variety, and the perceived value of its facilities and location.

The unit mix at Thomson Reserve divides into two distinct collections. The Classic Collection contains 740 units spread across the four 21-storey blocks, while the Luxury Collection houses 528 units within the two taller 30-storey towers. This separation suggests different target markets within the same development.

The Classic Collection emphasizes accessibility with smaller unit sizes and more compact layouts. These units cater to first-time buyers and investors seeking entry-level options in a premium location. The four 21-storey buildings create a more intimate residential atmosphere compared to the towering counterparts.

Within the Luxury Collection, the five-bedroom suite stands as the pinnacle offering. Only 28 units exist across the 30-storey towers, each measuring 1,808 square feet. These units feature private lifts, providing direct apartment access—a premium amenity typically reserved for the most exclusive developments.

The four-bedroom Premium with Private Lift represents another luxury tier, with 56 units available. These homes span 1,367 square feet and offer the same private access convenience. The additional 28 four-bedroom Premium + Study units with private lifts bring the total ultra-premium count to 84 units across both tower blocks.
