Queenstown remains Singapore’s most sought-after yet costly residential district, thanks to its established character, prime location, and well-developed infrastructure. Buyers looking for a three-bedroom condo near Queenstown MRT station (EWL) typically face prices exceeding $2.4 million, though a limited number of units fall below that threshold—often requiring compromises in area, age, or floor level. This week, five such units were identified across four projects: Queens Peak, Queens, Stirling Residences, and Margaret Ville. All are within walking distance of Queenstown MRT, providing easy access to Margaret Drive Hawker Centre, Mei Ling Market & Food Centre, and the park connector leading to HortPark and the Singapore River.

The core challenge for buyers is reconciling affordability with livability in an area where space is scarce. Queens Peak offers two units under $2.4 million, both in the 2020 TOP project with a 99-year leasehold. Located directly beside Queenstown MRT, they connect via a sheltered linkway and benefit from proximity to nearby food centers and supermarkets. The first unit, priced at $2.05 million, spans 840 square feet with a price per square foot (PSF) of $2,440.48. Positioned above the 30th floor, it provides an unobstructed view and abundant natural light.

The kitchen features a half-wall with a glass panel, blending openness with functional separation. Both bedrooms include floor-to-ceiling windows, enhancing spatial perception despite the compact layout. The second Queens Peak unit, listed at $2.1 million, covers 807 square feet at a PSF of $2,602.23. Like its counterpart, it sits on a high floor with an unobstructed view. Its dumbbell configuration places bedrooms on either side of the central living and dining spaces, minimizing wasted corridor area. The living room includes a small balcony, while the master bedroom has a private balcony. The renovated kitchen, with a half-wall and glass panel, allows buyers to move in with minimal additional work.

Both units share a common constraint: their size falls below 850 square feet, a typical limitation for budget-conscious buyers in Queenstown. However, their high floors and efficient layouts offset some of these drawbacks, making them attractive for those prioritizing location and natural light over additional square footage. The presence of these units signals a shift in developer strategies, offering clearer alternatives for buyers balancing budget and convenience. While $2.4 million remains a high benchmark for a three-bedroom unit in the area, these options suggest an effort to attract buyers who might otherwise seek less central locations.

For potential purchasers, the decision hinges on whether the trade-offs in space or floor level are justified by the proximity to Queenstown MRT and established amenities. Queens, a 2002 TOP project with a 99-year leasehold, provides a larger but older alternative. Priced at $2.25 million, its 1,184-square-foot layout offers the lowest PSF of $1,900.34 among the five units. Located a short walk from Queenstown MRT, it retains access to the same food centers and park connectors as newer developments. Unlike the Queens Peak units, this home lacks balconies, maximizing internal living space. The living and dining areas are spacious and well-separated, with a glass sliding door enclosing the kitchen without visual isolation.

The kitchen includes a separate yard, utility room, and wetroom, adding functional space. All three bedrooms are generously sized, with two featuring bay windows that still accommodate ample furniture. The master bathroom includes both a bathtub and a separate shower, a rare feature in compact Singaporean units. Stirling Residences, completed in 2022, offers a 99-year leasehold unit within walking distance of Queenstown MRT, aligning with the same amenities. Unlike the high-floor options in Queens Peak or Margaret Ville, this unit is on a lower level but benefits from natural light due to its orientation and layout.

The 883-square-foot unit has living and dining areas that are nicely separated, with the living room opening onto a balcony. All three bedrooms include floor-to-ceiling windows, ensuring brightness despite the smaller footprint. The trade-off is the lower floor level, though the unit’s design mitigates concerns about light or views. Margaret Ville, a 2021 TOP project, presents a 915-square-foot unit on a high floor with an unobstructed view over Queenstown. Maintaining proximity to Queenstown MRT and the same hawker centers, its layout emphasizes separation between living and dining areas. The living room extends to a balcony, integrated into the home’s flow as an outdoor dining extension.

The kitchen divides into wet and dry sections, with the dry area featuring an extended counter that doubles as casual dining space. The wet kitchen can be enclosed behind a glass door, containing odors while keeping the area visually connected. This design aligns with modern preferences for functionality and openness. The unit’s higher PSF of $2,469.95 reflects its premium floor level and efficient space use, positioning it as a competitive choice for buyers valuing location and design. For those prioritizing proximity to transit and amenities, the options provide a range of solutions—whether through high-floor living, spacious layouts, or functional design.
